Bennett Valley runs southeast from Santa Rosa into Trione-Annadel State Park and the rural edges beyond, following the Bennett Valley Road corridor through Yulupa and toward Matanzas Creek wine country. The housing mix is dominated by 1950s–70s subdivisions on the Santa Rosa side, transitioning to semi-rural and rural properties on larger lots as you move east. Many properties past town limits are on well water and septic — the area has a more rural character than Windsor or Fountaingrove despite being close to Santa Rosa.

The 1950s–70s subdivision homes typically have galvanized iron supply (often original from build), vitrified clay or cast iron sewer laterals, and cast iron drain. Orangeburg pipe was installed in this area during its 1945–1972 window and is plausible on any pre-1972 home — root intrusion and structural failure are common findings on camera. Newer homes from the 1980s onward are mostly copper or PEX supply, ABS drain, PVC sewer.
